Rising taxes on second homes and a cooling market mean prime seaside properties are more attainable than they’ve been in years. From Cornwall to the North East, buyers now have the upper hand and a chance to secure homes in some of the UK’s most vibrant, community-driven coastal towns. Whether it’s creative energy, sea views or family-friendly living, 2025 could be the year to make the move.

Our Head of Country Buying, Ben Horne, tells The Times: “To be able to sell on the coast, a property has to be priced attractively. That means low — lower than it would have achieved in 2022, perhaps lower than in 2019. That creates a market where buyers hold cards. Some owners really want to sell, others wisely recognise that a correction now on their sale price will be reflected in their onward purchase price.”

But for many buyers, the appeal goes beyond price — it’s about quality of life, particularly in the Isle of Wight. Our advisor, Eilidh McIntyre, adds: “You are sacrificing a bit of convenience by living on an island, but it does only take two and a half hours to get to London, there are lots of ferries, and the lifestyle and the value for money more than make up for it.”
