In a changing property market, leaving a home on the market too long can work against sellers, creating a sense of stagnation and deterring potential buyers. Experts suggest that temporarily taking a property off-market allows for a ‘refresh’, attracting new interest and improving sale prospects. Data shows that properties re-listed after a break often have a significantly higher chance of selling than those left continuously on the market.
James Moran, our Head of London Sales, reveals in The Times: “The biggest concern for many sellers is whether their property is going stale on the market. In today’s market, this is a real risk: buyers are forensic in tracking listings and often make predatory offers six to eight weeks in, on the assumption that the seller’s expectations have softened. From experience, you usually have a clear idea of your chances of success within four to six weeks. If interest is tailing off, it’s important to take action rather than let the property ‘rot on the vine’.”
