What’s in a Name? Why Place Branding Can Influence Property Values

Property markets have always been shaped by perception. While location remains one of the most important drivers of value, some areas develop identities that extend beyond their geographical boundaries.

“There is an aspirational view to these locations. By moving into one of the three, there is a sense that you have ‘made it’. This brings with it a higher price tag, and it is something developers and estate agents use to enormous advantage.”

“Anything on the nearby roads didn’t seem to have the same appeal. It has virtually become a brand, or a member’s club.”

For buyers, this can create both opportunities and challenges. While established hotspots may offer strong demand and long-term resilience, they can also attract a premium that is difficult to justify on fundamentals alone.

In today’s market, Jasper is seeing an increasing number of buyers take a different approach.

“We’re seeing a growing number of people who actively want to go against the grain. They’re looking for the next place that’s about to have its moment, rather than paying a premium for somewhere that’s already arrived.”

This shift reflects a growing focus on value, authenticity and long-term potential. Rather than following established trends, many buyers are seeking locations that offer excellent lifestyle credentials but remain relatively under the radar.

For those considering a move to Surrey, Sussex or the wider Home Counties, understanding these local nuances can be just as important as understanding the property itself. The most sought-after locations are not always the ones making the headlines today, but often those quietly building momentum for the future.
