One of the defining characteristics of the market in 2026 has been the return of choice. As Ben notes:
“Availability is good, in fact vendors holding back until Spring has backfired in some areas where there is now too much to choose from.”
For buyers, this is creating opportunities that have been largely absent in recent years. However, greater supply has not weakened demand for the very best homes.
“Buyers are favouring houses not needing any work, houses in very good condition are trading very quickly and above guide prices in most cases.”
This growing divide between average and exceptional properties is a recurring theme across many markets. While some sellers are having to adjust expectations, best-in-class homes continue to attract strong competition.
For buyers, the opportunity lies not simply in finding more stock, but in identifying genuine value within an increasingly selective market.
